"Very convenient and comfortable."
Only a few mins walk just across the street from Shinagawa station. From the station, walk across the pedestrian crossing then you should see McDonalds. Walk through the small arcade and the Prince hotel should be easy to find. Note, there are several Prince hotels in the area and some have separate buildings so it might just be a matter of asking for directions. Room size quite comfortable and above average for a JP business hotel. I stayed in the North building paying a little extra for a room that includes access to the business lounge which includes breakfast. Whilst the business lounge is very comfortable, artistic and modern, downside is no alcohol served, so be mindful if this is a priority. Breakfast is western consisting of salad (one choice), bacon, scrambled eggs, croissant/bread and chicken soup. Whilst reasonable, I preferred to buy a bento box at the station. For the business lounge, a simple idea would be to offer a complimentary drink per night then any additional alcohol would be charged. A simple revenue stream. If arriving via Haneda, beware that there is no JR line connecting to the airport. Options are to catch the monorail or Keikyu line which is then easy to connect to JR. There are plenty of airport staff to assist. For extended/repeat visits, I recommend to pick up a (prepaid) IC card (Suica) and again staff can easily help with this - can be used for both monorail and Keikyu etc.

Express bus from Narita Airport drops you right at the door. Very efficient check in. We stayed on the Club floor. Great value with breakfasts and light suppers there. Very pretty hotel and grounds. Easy access to Shinagawa station and the rest of Tokyo. Good Japanese restaurant on site.

Hotel close to station and on the circle line. Found some great bars to eat and relax. We booked a small room and that's what we got! Some may find a larger room preferable. we found people in the cafes and bars very friendly and helpful.

"nice budget hotel in Shinagawa atea"
it is a bit far from the JR Shinagawa station on foot and our room was bery small. Staff in the hotel were all nice and pleasant. It is a good budget hotel in Tokyo since everything is very expensive there. I liked this hotel even though there were some disappointment conditions. the hotel is on the old route (Tokaidoo) in Edo period and we can feel good old downtown Tokyo. There are vegetable stores, fish stores and a lot of small mom and pap type stores instead of supermarkets near the hotel. It is a bit far from the JR station but we can feel every day lives of Japanese people here.

"Ongoing renovation"
This facility is currently under renovation. Hotel sign was big and easy to find but the entrance and front desk had construction workers filled with paint smell. Check in was quick and elevator was working. So getting to the room wasn't as bad it looks. We didn't stay in the room for long and didn't get bothered by construction noise either. Wifi was working great. The room had everything we needed and was very clean. Just tiny. One of the smallest room I ever stayed. If you have big suitcase, you might not even have enough space to open them up. We only stayed there for one night and the bed was comfortable. The location was in between Shinagawa station -20min walk and Gotanda station-15 min walk. Each station has direct line for variety of sight seeing spots. Grocery store is near by and there is a option to take bus as well. I recommend this hotel for the cleanesss but i feel like we could have found better (spacious) place for the price we paid for.
