To be sure, the rooms at Kin Mayab are not resort-quality; the beds are not the most comfortable I have ever been in and the room was a bit small. But this place more than makes up for it with location, price, and the friendly attitude of the staff.
Got a great package deal with a US airline and spent 6 nights here. The hotel has a nice pool and is within walking distance of several small parks as well as a huge gathering spot for locals, where there is music and events nightly as well as delicious local food choices. The staff were polite and answered all my questions, and their breakfast, free for all guests, was excellent every day. Not just a few rolls and cereal, you get eggs and ham and bacon and orange juice, no charge. Staying in a locals area was a pleasure and a nice difference from the resorts on the hotel row, where I have stayed before. And keep in mind the local buses stop right in front of the hotel and are a quick 15-minute ride to any hotel or beach in the Hotel Zone. And the bus to and from the airport departs from the ADO station, which is a 200-yard walk from the Kin Mayab.
Would recommend for people on a budget; food in Cancun is so cheap that if you are careful you will only spend a few dollars a day on local eats. Good place and pleasantly surprised.

The Hotel and staff was very pleasant.
We had both Dinner and Breakfast and were very pleased with the food.
We had the pool to ourselves which was great after a very long day of travel.

Close to Plaza of Americas with nice grocery store inside, it's right across the street. No need to go by bus to wal-mart. Hotel is basic but OK and clean. breakfast is mexican style, chips with refried beans, some juice and cantaloupe, cereal and milk, yougurt and pastries. Bananas and apples. This hotel is downtown and not on the hotel beach strip of sand where the ritz carlton and Club med is $$$. The bus picks you up in front of the mall 1 minute away, and ride for <50 cents to 75 cents anywhere. Don't need a car. Beds were good. Pool area is nice. Blow dryer in room. They give you 2 bottles of water every day so no need to get too much water. pillows were comfortable. It's a good deal. Hop on the bus and get to the beach (Playa Tortugas or Delfines are world class beaches) in a few minutes. Take a tour of Chichen Itza pyramid complex, one of the new 7 wonders of the world. Bring ear plugs as they have tile/marble floors so you can hear the peoples chairs on the floor above you. Subway sandwiches just outside the hotel. McDonalds, Chilis, Johnny rockets but Parillo is the best mexican in the mall food court. Hotel Security staff speaks good english. Computer room with printer to print your boarding passes. WiFi is spotty.

Arrived at hotel with police everywhere--there was a convention in town and many federales were staying at hotel. Guess that made it safe heh. Basic hotel, inexpensive and close enough to walk to mall and many restuarants. Staff was friendly even though overtaxed by the influx of many police. Breakfast included was tasty. Hotel is old and dated but clean. We where just returned to Cancun to fly out next morning.

"Affordable accommodation away from tourist area."
George (owner) and his staff were very friendly and helpful. The Cancun neighborhood was inland, somewhat away from the coast. It is close to a city bus stop, if you are adventurous enough to use the local transportation. $8 pesos (about .40) one way gets you almost anywhere in the city. Neighborhood was safe, as was lodging. Included excellent continental bfast of fresh fruits, toast, coffee, but staff will make you wonderful eggs with salsa verde for about $3 US. Wifi could be a little sketchy - had to find just the right spot in the room. Room cleaned every day. George has special arrangement with a taxi driver who will take you to the airport for $300 pesos ($17), vice the normal $700 ($40) pesos.

Mercado Veintiocho (Market 28), an open-air flea market, is an alternative to the chain shops. Tourists often venture into area supermarkets for souvenirs and liquor. Plaza de Toros features weekly bullfighting.
