"Pleasant and very central to all activities"
This is our second time at Uncle Billy's. Obviously we went back because the first time was pleasant. The location is very central to all activities in Kona. Room cleanliness could be better, especially the bathrooms but if you are just looking for a place to hang your clothes and rest your head, this place is a great value.

"Great resort on beautiful beach."
This hotel is undergoing renovation and I hope they don't change things very much at all. It is gorgeous the way it is. Yes, the rooms are slightly dated, but super clean and with Polynesian flair. The beach is second to none worldwide. The pool is also older, but very large and never felt crowded, again the veiws were spectacular. The staff is very kind, welcoming, and helpful, all smiles! This is commendable considering the changes they are undergoing at the resort. I hope they keep all the staff because they have great culture. Accessibility can be problematic if you cannot walk long distances or do stairs well. Things are pretty spread out - especially access to the parking deck. If you have trouble walking, I would not stay here. Otherwise, it is outstanding. The restaurants are also very expensive, but have amazing views. We loved it!

"A comfortable hotel in a convenient location"
The staff were quick to move us into a new room when the one that we checked into hadn't been cleaned completely. Other than that mix-up, everything was what we expected. The rooms seem a bit old but are very clean and comfortable. Parking was easy and the location was extremely convenient for access to restaurants and the rest of downtown.

"Amazing views top everything else"
Royal Kona is a wonderful and charming Kona hotel. We had the 4th floor corner king room and it was amazing. Though the hotel is a bit outdated it holds a Hawaiian charm that we love. The evening Luaoa (spelling?) can be seen from our balcony perfectly and the sunset too. Staff were incredibly friendly, informative and efficient. We can't wait to stay here again!

"Nice Hotel Close to the Ocean"
Staff were pleasant and the room was nice and spacious. We easily had space for the family, best friend, and extended family to share the 3 bedroom condo with a nice kitchen and central living area. Masks, a set of fins, and 2 boogie boards were included in our unit We snorkeled nearly daily and we made the 2 1/2 hour drive to hike to as close to Kilauea as we safely could in the early morning (2 am) with very little traffic on the roads. A KTA market was less than 6 miles away, as well as a few other stores. Gas is within a couple of miles. If you want a place to relax and swim in the 4 ft deep pool, soak in the jacuzzi, take a walk, or drive to other locations to snorkel and explore, then you will love this condo. The staff were very, very friendly.

This resort was excellent. The hotel staff was friendly and always willing to help. There were a variety of great food options and the beach area was fantastic. It was a smaller cove and had snorkeling for free and the ability to rent shaded cabanas, paddleboards, or boats. The pool was massive and did not feel crowded. I highly recommend this hotel!

"Fantastic Oceanview"
My sisters and I were having sister time and we were so happy to get this beautiful ocean view. THANK YOU! Our room was clean. A minor thing is that the mirror in the living room were very streaky, its possible that the humidity causes this. Also our balcony could have been vacuumed before we arrived. The living room could be updated a bit. The pictures and lamps were outdated and on one side the two lamps were not working. It might have been that the bulbs were burnt out. We were ok that they didn't work because the other lamps worked fine. We did not mention this to the staff or I'm sure it would have been taken care of. Our tv went out and was replaced with a new one and our water in tub was running slow and this got taken care of. All of this was taken care of while we were out for the day. the dryer didn't dry our clothes very well. We had to keep resetting it and a few things we hung behind the chairs on the lanai. ( During night of course) These were the only things, Nothing that can't be corrected I'm sure. The staff was great! We had a wonderful time and Hawaii is beautiful!
