"A great place to stay in Brighton"
This small hotel is superb. On arrival my wife and I received a very warm welcome from David and Eric who were very helpful throughout our two day stay. Our room was modern and very clean and comfortable. Breakfast was delicious and freshly cooked to our liking. The hotel is ideally situated on a quiet street but is just a short walk from good restaurants, pubs, busses and taxis. I would thoroughly recommend Guest and the City for an enjoyable stay in Brighton.

"Pleasant stay in Brighton"
Small hotel, nice and clean room. Very good breakfast. Staff are very helpful with any request. Might get noisy friday and saturday night due to proximity of bars and restaurants, but it didn't bother us much. Walking distance to bus and train station (10-15 min walk). Will not stay there because I like to explore new places, but will definitely recommend this hotel.

"Nice little b&b, close to the pier and the centre "
Nice little b&b, close to the pier and the centre of Brighton, which is great for shopping, going to the theatre or the royal pavilion. The breakfast is extra and not worth the money but there are plenty of little breakfast places around the corner from the B&B. The rooms are big enough for a couple of nights, but if you have a small room there is a shower literally in the middle of the room so privacy is a slight problem. The room was cleaned every day, which is nice to come back to after a busy day. Be aware that if you are told your rooms are next door it may not be the case as we were told this but there was another hallway and door between our two rooms. I would stay here again for the location and the fact it was clean.

"Close to the beach and activities"
Overall experience was good, as expected for grade of hotel and price paid. Rooms were OK for a few nights' break. We had 2 doubles with rear "views" over small garden and rooftops - no2 on 1st floor was a bit dark - needed brighter lighting and furniture, no8 on top floor was much brighter and more modern. Beds were reasonably comfortable. Ensuites were small but functional with good showers. Richard and staff were friendly. Breakfast was good, but more choice would have been appreciated. There was a lounge area which could be used during the day, but when Richard had left in the evening, it was locked. We would have appreciated somewhere to sit together rather than in our rooms. Parking can be tricky and expensive, but we managed to leave car just down the road for the 3 days after the first night (£10 per day). Good location to walk to beach, town centre and sights (pier, wheel, Sea Life, etc). A good number of small restaurants in the local area, and convenience stores. A very odd "welcome" arriving in the evening, phoning Richard and being let in by remote control while he talked us through accessing the rooms.

"Basic but unbeatable location"
We found the hotel entrance and lobby to be quite grand. We received a friendly and efficient welcome from the staff, who continued to be helpful throughout our 2 night stay. We were however slightly disappointed by the room we stayed in. It was very clean and had the basic facilities that we needed however, it was very hot (despite only being around 12 degrees outside) and the window would only open around 10cm. The aircon didn't work either. There was a hole in the wall which had been covered with tissue paper, the lamp shades were broken and wouldn't sit upright and the curtains resembled tracing paper. The bed was very small (smaller than my double at home) and the duvet was very thin. The shower gel dispenser in the bathroom also kept falling on me as it was broken and there was a large chunk out of the enamel on the bath which was rusty. When I attempted to have a bath the plug didn't fit so the water drained out. Whilst the above seems quite negative, our overall stay was enjoyable and we would come back simply because of the location. The hotel has the potential to be the best in Brighton but really needs refurbishment and some better facilities (24 bar would be great!).
