"Lovely hotel on the waterfront in Newport"
Beautiful hotel, with wonderful staff. Lovely location on the water with outside dining. Unfortunately, it was to chilly in Oct during our stay for that. The staff was very accommodating and even showed us to our room and explained everything. There are several seating areas downstairs to sit by the fire and read or enjoy a glass of wine. Also a bar and restaurant that overlook the water. It is located right in downtown Newport with easy access to many restaurants and shops.

"Quaint B&B in Rhode Island"
I ran up to Rhode Island for a weekend escape and while making my reservations, I happened upon William's Grant Inn B&B. It is a quaint 5 room house run by a wonderful couple. Anywho, I arrived and stayed in the Garden room. There are 2 rooms upstairs and 3 on the first floor. I recommend staying on the 2nd floor as it really is an old house and the floors creak. I tried to tip toe when I was in my my room and felt bad that the people beneath me could probably hear every step I took. So, with creaky floors, don't get any ideas about doing the hanky panky in this place! The next morning, I woke up to a wonderful breakfast downstairs in the kitchen. Fresh fruit cup, tea (or coffee if you prefer), juice, muffins, and I was served french toast one day and an egg souffle the next. After breakfast the first day, I didn't even eat lunch until 4pm! The owners are so sweet and I got a run down of places to consider visiting, some highlights of the town and information on surrounding areas (including a collection of vineyards)! The B&B can be crowded in the summer, a wedding party can take over the entire house and there is a college as well as a culinary institute near by, so sometimes, there are parents staying there while they are settling their kids in. You can walk to several churches, to CVS, and to the harbor, but a car is best to get to the arboretum and other sightseeing places..

"It's ok for the price"
Rooms need an update, only a double bed up a narrow spiral staircase. Access to a balcony which was nice. Small kitchenette was nice except you couldn't open the microwave more than a 1/3rd of the way because of the way they installed it and no one had checked the coffee maker as filled with old grinds covered in mold. Pistachio shells between couch and coffee table in plain view. Poor lighting and a few bulbs out. Old linens, crunchy old towels. Shower head is so corroded that the water just piddles out. Stained carpet, too soft beds. Pull out couch from the 80's. paid $160.00 a night for November in Newport which isn't bad. The place needs an update desperately. Usually stay at the Harbor Hotel (old Treadway) but they are a little dingy and threadbare so I thought I would try something new.
