The room was basic and clean. The main issue was that the air conditioning was disabled in the room. There was a sign in the room stating it was controlled across the whole hotel and I wouldn't be able to turn it on. It was quite humid in Osaka when I was visiting, and the lack of AC meant I had to keep the window open the tiny amount that was allowed. This made the primary purpose of the hotel to "Just Sleep" a bit more difficult than I would have liked. If you don't mind being a little warm and sweaty during the night, you might be okay. I found it difficult to sleep and get comfortable in the warm humid nights. I would suggest calling ahead to see if the air conditioning is allowed/enabled before making a trip to this hotel. Or perhaps only go in the cooler months.

Excellent hotel in a beautiful and old building. I believe it was a tea house long ago, now renovated and modernized into a hotel. The staff was very helpful. There are several bus stops nearby, so getting around Kyoto was easy. 7-11 is a few doors down in case you need a quick snack.

Fantastic hotel, excellent location. Plenty of sights to walk to and theres a tram station and bus stops all within a five minute walk. Breakfast is utterly delicious, rooftop bar a delight. Staff polite and helpful. Ultra clean everywhere

The location is excellent for a few couple close by attractions, Nijio Castle and Kyoto Gyeon National Garden. The room is clean and the washer and dryer within the property is a plus! Walking distance of 5 minutes or less to a near by supermarket and bus stop. Train station is also not too far as well. We really enjoy our stay!

Very modern. Room was small but not cramped at all. Shower was big enough for me 6’0 which isn’t always the case. Staff was incredibly helpful and friendly. Breakfast was delicious but not typical breakfast food if you’re from America, which I like. Very good location to get to bus and train. Walk to popular parks and markets was easy as well. Would stay again.

Very small room compared to what is on the picture on Expedia. Not suitable for 4 at all. Charged extra for 2 guests but nothing provided for the 2 guests…no pull out bed etc…just kept saying pay extra for upgrade which I was not ready to do. Showed them pictures on Expedia too. Confirmation said free welcome drinks - nothing. Very disappointed. Would not recommend to anyone.
