I was not aware that they charge you 3 days prior to check in for the full amount due to their cancellation policy. Then on top of that you are charged another $100 damage deposit. I booked through Expedia and that maybe why this happened because it’s I’d we would be charged upon arrival. Other than that, the hotel was nice. Small rooms, but clean. Very walkable to restaurants. Over all it was ok.

Not a very good value for the room and service received. 1. Parking should not be so challenging for a $25/day fee. 2. A yoga class (barely represented), coffee, and pool towels are not enough to justify silly resort fees. 3. The room and bathroom are tired and dated. The beds were comfortable, though.

They shoved our party of 3 into the tiniest room on the property and gave us an air mattress that wouldn’t stay inflated for my daughter to sleep on. We were constantly tripping on the air mattress bc the room was so small. We complained on day one and they said check tomorrow morning for rooms knowing full well that they were supposedly booked to capacity for our entire stay. The staff brushed our concerns off every day instead of trying to make things better. On the last day we mentioned our small room complaint again and the front desk clerks told us to call later to speak to the manager bc they were in a meeting. ANOTHER BRUSH OFF!!! I couldn’t believe the service. Complete avoidance. The room we were in should have cost less than the other rooms bc it was 2/3rds the size of the other rooms. We got a peak into another room as the cleaning crew was preparing it for the next guest. I would never stay there or tell anyone to stay there. There is only about 30 parking spots for the 100 rooms they have also and they make every guest with a car pay their 25$ a day parking fee even if you can’t find parking in their lot. Total rip off.

The building itself is older but the upgrades are evident. I was told by locals it’s one of the few hotels in the area with AC which is a plus. The room we had was small and on the website it said they had complimentary rollaway beds. When I was checking in I was told it’s $35 a night but it was waived since I asked on Expedia and was never answered. It was a self inflating air mattress that we could have bought for the daily price. The parking situation sucks but it isn’t the fault of the hotel. What stinks though is that I am paying for a daily parking pass and then the parking lot was completely full 4 of the days. The workers didn’t immediately offer to cover the parking difference from across the street. I had to be insistent and ask why I have to pay their daily $25 fee on top of the parking lot across the street which was $35 a day. The laundry room was broken the whole time we were there - when asked about it the staff seemed annoyed. The AM yoga is a brilliant but I never had time to attend. The pool area is nice. The location is perfect for being in the downtown Kona area.

Great location, comfortable/simple room

Fantastic location, simple but comfortable room, great amenities to check out for the beach. Walking distance to the Kona Shopping Village and other shops, the sea wall, the Kailua Pier and the King Kam hotel beach. Showers were not awesome-poor water pressure and inconsistent temp but that was the only issue!

Resort and parking fees (plus taxes on these) should be more clearly presented in the pricing. Parking on site is limited, so there is a risk of having difficulty finding a parking spot, even with having paid the fee. Site and premises are nothing exceptional, with a little more wear-and-tear than I was expecting. I would look to stay elsewhere next time unless I absolutely need to be in the center of Kona.
