Arriving in Assisi late one evening, we arrived at the front door to their office, and as promised, all was in perfect order. Opening the door to our apartment, we let our a gasp - it was magnificent! While we felt as though we were back in the 12th century with its decor, we had all the comforts of a modern hotel. Espresso maker, wi-fi, fully modern bathroom, two bedrooms (one in a loft), and a commanding view of the valley, all within walking distance to everything. Serena, the young woman who greeted us on our first morning there, and Dante, who provided us with an amazing breakfast and all the cappuccino we could drink, was charming. We were even able to get recommendations of personal favorite restaurants by other staff members, and the food in those eateries was spot-on. On our last morning, we were fortunate to be able to leave just a little later, having enough time for one last quick spin around Assisi before heading down to Santa Maria Degli Angeli and our next destination.

"Comfortable well located hotel with delicious food"
We arrived early but were found a room at once. After one night where we found the room too hot we were moved to another room with fantastic view. Staff always extremely helpful particularly in the restaurant. Breakfast was good and the restaurant meals were the very best of Umbria fare and absolutely perfect pasta. Bus station at rear, good link to railway station or centro. An excellent place to stay.

We had a great 2 night stay at Hotel Villa Ciconia. Our room (no.31) was elegantly furnished, comfortable & spacious. Breakfast was very good, especially the croissants which were absolutely delicious as was the yoghurt. The hotel restaurant was excellent & reasonably priced too. Staff were welcoming & helpful.
The hotel is in a very good location - not far from A1 Firenze-Roma autostrada exit & also 1.5km from the funicular train that takes you up to the old walled town part of Orvieto. The hotel phoned a taxi to take us to the funicular, €15 but worth it, though there is a bus stop not far from the hotel or you could walk. Duomo di Orvieto is truely outstanding.

Stayed here 1 night after a sleepless transatlantic flight. Perfect location in the center of town, very nice staff, large triple room with great views, and comfortable beds. Breakfast provided was also quite good. we would absolutely stay again and recommend!

Our family stayed here for one night last month and loved it. We were a little worried after reading some of the negative reviews on varying sites, but for the most part we didn't experience any of those issues. Yes, it's in the middle of nowhere, 15-20 minutes from Orvieto. This wasn't a problem for us since we had a car -- which I would highly recommend if you choose to stay here. Likewise, we didn't have any trouble finding the hotel, as there are signs posted along the road.
As for the room, we stayed in the family apartment which is separate from the hotel. We would definitely recommend staying in the apartment. I can't figure out why there are not better photos of it shown on their website, but we were very impressed by the size and decor! It was private, spacious, with 2 cosy bedrooms, 2 modern bathrooms and a large open living/dining room and kitchen. If I'd known it had a full kitchen, I would've stopped at the store on the way in, so we could've eaten there! It was also very clean.
We had dinner and breakfast at the hotel which was fine, although a little expensive with a limited menu. The dining experience was the most awkward part of our stay because some of the other guests seemed really uptight (probably because we were traveling with kids). Thankfully, our waiter was nice and made us feel very welcome.
The pool and gardens were lovely. We had no issues with cleanliness in either area and both days we saw maintenance cleaning the pool and tidying the garden.
