"Wonderful location, nice friendly feel."
Stayed in an oceanfront room with balcony and view was wonderful. Room was clean and comfy, bathroom a good size and functional. Keurig machine was a nice touch, but only 2 K-cups provided so you could bring your own. Fridge was great for own sodas, wine etc. Free toiletries were spares (only one of everything), but adequate for our one night stay. Food in restaurant was tasty and service very good. We enjoyed the DJ from 9 - midnight and it was nice to see everyone relaxed and enjoying themselves. May flies were a bit of a problem on the balcony (although they don't bite, thankfully, but this was just a seasonal phenomenon. Valet staff were very polite and efficient when handling our car. Breakfast was very good and again, service good. Did not use the pool, so can't comment on that. Hotel is very central to the beach so you can walk anywhere. Beach was beautiful, kept very clean and great amenities. It wasn't crowded when we were there because it was the beginning of the season and not really warm enough for major beach time, other than walking (which we did). All in all, probably the nicest hotel around Hampton Beach and you can't beat the location. Aspects of it are dated, but they are working on it. It has a nice feel to it and we enjoyed our stay.

"Super convenient; nice staff"
Booked a room for a late night stop driving into Maine from Boston. It is in a great location very close to the bridge over to Maine from NH. Staff is really nice. The room was spartan but very clean, bed and bath were fine. I checked in close to midnight, no issues at all. Best thing was,after I checked out, finding there is a Starbucks a half a mile away, close to another entrance to 95. This would be a great stop if you needed to take a break before heading north. Also, it was quiet.

"Excellent hotel in prime location"
The best location of any hotel in the city. Market Square and the Waterfront are easily walkable. The room was well-appointed in a modern decor. Beds were very comfortable and the bedroom and bathroom were both extremely clean. You could not hear any noise from the street or from other rooms. The restaurant was surpsingly good. Made to order breakfast was better than most hotels. A small salt water pool and a hot tub were perfect for our overnight with a 3-year old and a 1-year old. There is no parking on-site but there is a city garage directly across the street ($25/day). Overall, for a 3-star hotel it exceeded our expectations (and for context, I am someone who travels frequently for business and often stay at 5 star hotels). A good value and perfect hotel if you're looking to explore downtown Portsmouth.
