Check in with Rachel, was easy and simple . Sadly amenities were missing . No breakfast , restaurant closed and no bar .Things do change but when advertised they should be honoured. Great location in Lynton etc
My fiancee uses a wheelchair and I made sure they were aware of this during the booking process. The disabled access is through a dirty fire escape and takes you in to a disgusting room piled high with black bags of dirty laundry which on one occasion was piled so high we couldnt get through without moving them.
Then we find out they had booked us in to a room accessible only by stairs and we had to wait whilst they found us a different room.
The room we were given was on the top floor which shouldn't have been an issue as they had a lift. However the lift is in such poor condition that my partner dreaded using it every time. It made very strange sounds and the display inside doesn't work.
The room didn't look anything like the pictures online. The paint was chipped and falling off, the ceiling had cracks, the glass bathroom shelf had at some point fallen off in the past and instead of replacing it they just left it on the floor behind the sink. Very poor condition overall.
The room was a little chilly so we decided to close the window, only to find it didn't close properly because the framework was broken.
The rest of the hotel corridors looked like they hadn't been updated in 50yrs, with similar issues to the room.
I made sure to get photo and video evidence of the issues as i was going to discuss them with the receptionist when leaving the hotel however on checkout he didn't even ask if we'd enjoyed our stay so i didnt bother. Deciding to leave this review instead.

Great location, friendly staff, good size room but a bit old.
Overall good value for the price
Very surprised how basic it was. A real struggle to get luggage from car park (paid extra) into hotel. No back door, had to walk down main road dodging traffic. Rooms not tidied or cleaned during stay, bins not emptied. Nice sea view from room though and a very good position for walking. Just very basic.
Room dirty, bathroom dirty. Bed lining looked like it had been slept in. Someone contact lens still on the sideboard. We complained. They cleaned room , when we went back in the fumes of beach was so strong burning our eyes. We left the hotel any stayed somewhere else. Staff room master keys were left on the bed .
Car parking, limited and no space for me! Restricted parking close by. On booking in there was no bar facilities or dining! They do give you clise by resteraunts list. Bed comfortable, basic facilities in the room, good working shower and toilet, clean but in need of decorating and carpets in my single room.
Lovely old Victorian property in a fantastic location. Admittedly condition a little tired but that’s part of its charm. We had a very warm welcome and pleasantly surprised when we had our room upgraded to a sea view free of charge. The room and bed were very clean and comfy and it had a nice view towards lynmouth. Very convenient location for the shops, eateries and walks.
Not much in the way of car parking, but found it very easy to park in a pay and display nearby, then get a 4 day voucher for £15. Unfortunately no bar or food in the hotel, but you can get a very nice breakfast in the greenhouse restaurant across the street. Plenty of places nearby to eat and drink.
Had a very pleasant long weekend, didn’t need to use the car at all. Great value for money stay.
Staff were friendly & helpful, but the room was horrible. Carpet had numerous stains or marks, the bed should have been thrown out as one side sloped away to the edge & it was difficult to stay in the bed. Restaurant was not operating, perhaps due to time of year? Most hotels we have stayed in do offer a breakfast of some sort, nothing at all here. Good location in centre of town.

Just a one night stay at the weekend. We arrived later than planned but had a parking space reserved (pre booked) which was good. There are only a few spaces on site so pre-booking is essential, otherwise there's a public car park a short walk away.
The receptionist was very helpful and given our late arrival, advised that if we were looking for somewhere to eat to go soon because the local restaurants would be closing very soon.
The hotel is an old building that has obviously been adapted over the years to comply with changing regulations and expectations. Hence we found it a maze of corridors and fire doors, but well signposted.
Our room was spacious and with a sea view. It was comfortable but quite basic. The shower was only mildly warm but was ok for a one night stay.
The location of the hotel was good, with various attractions within a short walk, including the cliff railway if you don't fancy the steep walk down to the harbour area.
The location of the hotel was perfect for walking to the Valley of the Rocks and the coastal path. We had a room only but that suited us and the service was friendly and helpful.
It's not only the property that standout. It is also the staffs that work there that made it perfect.
Even if the hotel is 5 stars but the staff are not caring and accommodating, the property wont make it to the top.
Ahmed and Abdul are few of the staffs that are very remarkable . They handled every situation very well.
I would definitely recommend the property due to its cleanliness, being near to tourist spots and staff's courteousness

Old fashioned, quaint hotel, fantastic views, run down, don’t do any food or drink. Check out at 10am not helpful when you have to go out for breakfast! Great receptionist, she was very attentive. free jazz night but no bar.
We loved our stay, our room had a stunning view, we were lucky to see the most beautiful sunrise and sunset colours over the hills and sea from our window. The bed was comfortable and the room was a good size. The staff were very friendly and helpful. The hotel is pet friendly and welcoming for dogs which was a huge plus for us. The location is good as you can walk to Lynmouth or the Valley of rocks, and it’s close to restaurants and shops. There was just a bit of an odd smell coming from the shower in the bathroom, but nothing too terrible. We would definitely stay there again!
