"Great place with best breakfast in the Hamptons"
This was an excellent stay. The Hotel staff were excellent and the breakfasts were terrific. The hotel is also located perfectly. It is a 15 min. walk to the beach and also into town in the other direction. It is also smack dab in the most historic portion of town. We will be back.

"It was just ok. "
We arrived to find a hundred ants in our shower. I went to the front desk and they gave me ant spray. I sprayed and it helped. The next day we discovered that we had a bee problem. I killed 7 bees so I went to the front desk and the guy came to spray only he was unsure where they were coming from. They then gave me bee and hornet spray if I see anymore. There were toys from previous guests and food left under the bed and furniture from the last guests. The beds were horrible and extremely uncomfortable. If you have a bad back these beds will only make it worse. Be prepared to go to the hospital after your stay. They did give us a 10% refund on our stay for the issues we had but I thought it should have been more.
