The guesthouse is close to a major bus route into Dublin, or is walkable between 30-60 minutes, depending on where you want to go. It is slightly out of city, so has more of a "regulars" feel to the area, rather than "touristy". Both the Aviva Stadium (previously Lansdowne Road), 3Arena and Shelbourne Park are close by. The room itself was very spacious, with tea and coffee making facilties. I arrived early, and the staff allowed me to leave my case behind the bar. The pub itself was quite welcoming, and I enjoyed a couple of drinks in there. There is a Catholic Church directly opposite. Breakfast is not included, and on Sunday's there's nowhere open nearby early (Dublin doesn't seem to open early Sundays!). I would not only recommend this guesthouse, but I'd be happy to go back there if I was going back to Dublin.
