"Good for the price (budget trip)"
This was our budget trip for the year, so didn't expect too much. Every room has a little kitchenette area (microwave, sink, mini-fridge), so that was great since we brought our own food. The room overall was decently clean. The hotel itself needs major updating though (new carpets, wall coverings, etc.) The pool is extremely tiny, but served its purpose for the short time we were there. Location is great since it's right up against the boardwalk. Parking is pretty annoying though. They have limited space in the lot right up against the hotel, and if that's full, you have to park a block away. Check-out time's should be staggered, because everyone is checking out at the same time, there are only a few carts, and it took 10 minutes to wait for an elevator (while holding all of our stuff, and there are two elevators), just so we could get down to the lobby (we were only on the first floor). The rooms were nice and quiet though, AC worked well, and high water pressure in the shower. No complaints other than checkout, and parking lot (not really a big deal). Apparently now there's a new law about not smoking on balconies in all of OC, and they will fine you $250. Not sure how it's legal for them to control air space, but okay. You had to go down and outside of the entrance to smoke (not sure what the difference was since our hotel room balcony was 10 feet off of the ground anyway).

Great place to stay for location and convenience. Hotel was very nice. Room was clean with a beautiful view. Everything was within walking distance and the kids liked being able to walk right out onto the beach. I would stay there again.

"Very close to the beach and Jolly Rodger "
We were surprised to find the hotel had a pool bar which was very cool. The room was clean and newly furnished. The front desk staff seemed overworked especially during the morning hours. We had a problem with our keys expiring after 2 days when we were staying for 4. This was fixed quickly but i found from other guests that the same thing happened to them, so it seems at check in the keys were not coded correctly. Everyone was very nice and it was overall an enjoyable vacation. I'll be back next year.

"Good location, dirty floors"
Very good location mid-town. Lobby is nice looking and roomy but not furnished well at all. Check in was easy. Hotel has a strange vibe. Some parts look brand new, some very worn, dated, and dirty. The room was quite large and well equipped. The bed was comfortable. The view was very nice, as was every housekeeping staff person I encountered. But the main thing I will take away from our stay is how dirty, and I mean DIRTY, our room floor was. It's tile folks. IT NEEDS A MOP! Not just a sweep or vacuum. Once I used a wet towel to foot mop it was fine. Gross

"Hotel close to the beach"
The hotel was very accommodating and comfortable. The rooms were clean and the beds were extremely comfortable.
