Check In/Out: We arrived about 12.30pm and the room is still not ready - big hotel but fully booked? The concierge is nice to take our bags. Upon check-in, it was quick & smooth. Our luggage bags were transported to the room even before we arrived - so efficient! Check out was fast - just returning the room key & we are free to leave. Location: 5 mins walk from Karasuma Oike Station? There is a bus station on the main street. 7-11 & Family Mart is nearby. Staff: Very friendly, speaks English & they have sufficient staffs to attend to customers. Room / Space: VERY small but for the price we pay for, nothing much to complain. Bed, fridge, TV (we did not use at all), window, power points, toilet with basic amenities, bathrobes. The room is SO small that there is no space to even allocate the TV so it was at the corner of the bedroom. Food: Did not opt for breakfast, nor did they offer anything at all which is totally fine. Can't tell if the breakfast is good or not. Wifi: Free. Note that if you want to make bookings for Michelin restaurants/any other restaurants, the hotel will only help if you are dining on the day you check in, not the day you check out. They refuse to help to check if it has been booked (a Jap friend booked for us & all we needed was the hotel to confirm if there is such reservation). I guess it's their policy. On a positive note - their email response is very fast. Overall: Only book if you need a place to sleep & shower, no more, no less.

"Nice place, perfect for a family"
The place is somewhat like a townhouse with the luxuries of a place to stay/sleep and a place to cook and eat. Loved that they provided a pocket wifi for their guests to use! The bathroom was very clean and the toilet was separate from the shower, which was actually quite useful since we had to share a bathroom (essentially we could still use the toilet while someone was showering). The place however was quite cold, but there were heaters in every room, so if you wanted to come back to a warm place, you would have to leave it on while you were away. Overall, great place with a reasonable price. Would recommend and come again

"Excellent Ryokan in the heart of Kyoto"
It's walkable to many izakayas around the area, 8-10 mins walk to Nishiki Market. It's a bit noisy - sound from the street can be very disturbing. Not sure if they have rooms that is not facing the streets. That was the only reason I couldn't sleep well. Room is very large for a Japanese hotel, typical tatami room. Staffs are very nice, they setup our beds while we were out for dinner as we did not opt for the room with meal. We requested for in-room breakfast the day before as we did not book any; for an reasonable 1k yen/pax. Breakfast spread was absolutely fantastic homecooked flavours - yudofu, tamago, grilled fish, miso soup, potato salad, rice and pickles. We picked the last slot 8.30am. Food is served in the room!! It's a must to have a meal in the room for the experience. Yukata is provided in the room - its essential to wear to the hot bath downstairs, and yes you need to go all naked but you can bring a small face towel. It's a small bath room with a huge bath tub, nothing fancy inside. It may be a little awkward but it's normal in Jap. The lady who brought us to our room, served us breakfast, brought us Yukata, is very friendly!! She did everything we could to make us feel comfortable even though she can't speak our language - such a nice lady. Overall, I would recommend this place for Ryokan experience in the city. Not the most traditional but we enjoyed the experience and convenience.

"Nice Hotel"
The facilities are new and the hotel is close to subway station that connects to main attractions in Kyoto. The staffs were very friendly. They helped us make restaurant reservations and even printed maps for us. We will choose this hotel again next time we visit Kyoto.
