I know this place rents for 4x higher in winter so it was worth seeing what it's like. really good one bedroom spacious and nice amenities. shower had strong water pressure no tub. one complaint the hallway smelled like garbage due to cleaning staff leaving trash in hall for hours during cleaning which grossed me out.

"Great hotel in the cloud "
We only stayed one night but due to rainy weather most of the time we cannot see anything outside the windows of the entire hotel, except heavy fog. This hotel is a true 5 star and has plenty of great restaurants including 3 Michelin starred restaurants, with 1, 2 and 3 stars, respectively. Food there is "Michelin" expensive but if you have the full view (without any fog), it's not unreasonable to try them out. Hotel room and facilities are up to 5 star level, but the on-site onsen is OK and not on par with other traditional Japanese hotels. The outside natural environment is very large, good for general relaxation, exercising, biking and golfing.

"Beautiful ski hotel with a few hiccups"
Overall this hotel was a great stay, extremely close to the slopes, great rooms, excellent breakfast but we had two issues with our stay that I wanted to share: #1 the card I used to reserve the hotel on Expedia was charged 10 days before I arrived at the hotel and not at checkout, which I expected to be the case. Unfortunately that caused some banking issues for me and a refund from Japan to the USA seems to take 2 months to process (still TBD on exact timing). So make sure to use a card you actually want to use to pay when making your reservation. #2 we had plans to catch a train around 6:30am on our departure and notified the staff that we'll need a taxi to drive us to the train station in the morning as their shuttle service only begins at 7am. We were promised this wouldn't be a problem but on our departure we were told at the front desk that none of the taxi companies had a cab available. This ruined our travel plans but the staff was helpful enough to call ahead to our next hotel and was able to cancel our first night there for free so I'll give them points for effort and I suppose they can't do anything about the taxi but if I'm paying this kind of money for a hotel I just expect those things to just work out.

"Nice hotel with first class access to the slopes"
The staff were very knowledgable and eager to help with any questions about the area/ places to eat. We had a room looking out onto the slopes and found it to be quiet and comfortable. Breakfast had a wide selection and the gluten free cookies were a delight. The ease of access was by the far the best reason to stay here as we were on the mountain bright and early and our gear was always dry from yesterdays run. The onsen was clean and spacious. I would definitely stay here again.

"Fairly basic, but very close to chair lift"
I stayed 5 nights. The room and bathroom were tiny, one queen bed instead of 2 king singles would have left more space to move. Not sure what can be done with the bathrooms, very basic albeit well maintained and cleaned. Breakfast was quite good.

"Nice studio in Niseko"
Nice studio/apt alternative to hotels, very clean and central location in Hirafu. Australian-owned HT Holidays employs English-speaking staff, useful for Western tourists. Staff is friendly and helpful (though taxi reservation they made for me ended up going to wrong location and I missed my train--always double-check!); front desk hours are limited. Use the Niseko passport they provide for discounts, including on NAC rafting in summer--HT booked and it was great (not rough at all, fun Japanese guides, and beautiful scenery--be sure to wear the drysuit so you can jump in the cold water!). If you like the option of more living space and occasionally eating in, this is better than a hotel.

"Nice apartment with an excellent location!"
We were in apartment #9, which had two bedrooms with queen size beds, and a great room that included the living room, kitchen and dining area in one large space. The main bedroom was a loft. The apartment was modern and clean and included a dishwasher, gas stove, and microwave. The wifi in the apartment was excellent. Powder Tracks has a ski room and a drying room in the basement with allotted space for each apartment. The security for the ski and drying rooms could be improved. I had a pair of ski poles stolen. There is a combination lock to get in the ski and drying rooms from outside, but you can enter the building without a key or combination and get to the ski and drying rooms from inside the building. They will also pick you up/drop you off at the welcome center if you are arriving/departing by bus.

"Quiet place with nice view"
Though the distant of the hotel is 20 mens away from the town, we enjoyed the view from the room. There is no activity around the hotel area. Nice place to stay if you just want to relax and look at the Lake. Staff was very friendly. Breakfast is excellent. They bring the breakfast to your room. Only downside is there is no lift so have to bring your luggage up yourself.
