Pretty good, and great for families
Pros: you could fit a bunch of people in a cheap room, reasonable restaurants for a time share on Cote d'Azur, good pools and activities for kids. Cons: Expensive as a hotel, parking far away like other time shares. Hey, it is not a Marriott. Extra for everything like parking, pets, beds made, towels. Get terms and conditions before booking.

Timeshare Exchange in Cap Esterel, France
We were there for a week in Sept 2012. The resort is massive for Europe- situated on a hilly location. The apts are very small per North American standards but we used the bedroom as a storage, dressing room and used the 2 day beds in the living room to sleep on-they were comfortable. There was no air conditioning but the evenings were cooler with a breeze so it cooled down during the night. The "kitchen" was petite but we only ate breakfast and snacks there. The best part of the condo was the large balcony, private and with a view out of a postcard. We had to park our car quite far and a hilly walk from the condo but we considered it our European exercise! The adult pool was beautiful and refreshing and the view from our beautiful balcony was superb-beautiful location. The restaurants were okay- over priced, but the short drive into Ste Raphael was worth it to eat at various restaurants. The resort is in a great location to easily drive into Nice, Cannes, Aix en Provence and to Monaco. Don't think we will be returning but it was it was a beautiful location. One person has criticized re no housekeeping for a week- this is normal for a week condo/timeshare rental for a week in a lot of places in North America and Europe. We appreciated not being disturbed and at home, we only change our sheets once per week, so don't get the big fuss!

The worst hotel ever...
I hope someone who is going there will check it here first and will change the mind about this hotel. The pictures in the internet are very beautiful, but the place is a nightmare. The rooms are small, as well as the beds. There is no air conditioning and you simply cook inside the room. The kitchen utensils are old and badly maintained, there are several cracks on the walls. There is no one cleaning the apartment everyday!! The hotel is also gigantic and you have to walk a lot, up and down hill and up and downstars. If you have a toddler like I have, you just have to do all of this with your child in your arms. From our room to the restaurant it was 30 minutes!The beach is extremelly far from the hotel, to go there you have also to go up and down hill and up and downstairs. The food is horrible, the staff is clueless and I had to pay even to get a pair of clean bed clothes, since we were entitled to only one per week (hello???).

Great Village, very convenient for short stay
Stayed for an extended week-end with friends and it was very convenient for a stressless time.Everything is available and wide range of activities are proposed, in a very nice setting.The boutiques are kind of cheap (maybe middle-low season?)The apartment are a bit small but enough for a short stay.Very confortable and clean.The only negative thing is an effort MUST be made on the food! Generally speaking and for all restaurants.Again, great for a short time stay or a stressless holiday in a Club.

Very nice location but not quiet - noisy
We had a studio 4 persons with sea-view (studio select 4p. vue mer) in september 2012. We went there for the second time and this time the studios are renovated.+ very nice location, nice views (mountains, sea, pools)+ renovated studios look nice+ good pools (several available)+ good shops (supermarket / bakery)+ good restaurant 'la luna', fast & good kitchen - not expensive - try their pizza's & moules- in the evening it is always very noisy (loud music, seminars & meetings of groups - shouting) we had several nights that there was noise till 02u00 in the night!- expensive for what you get (small rooms)- be carefull for the expensive extra's (parking inside/outside - vault - pool area good chairs ...) - we had an extra 120 euro bill in the end- very small beds (also length) of poor quality- pools are free but chairs are hard to get (unless you pay - expensive)- studios are not good cleaned (flies and musquiotos smashed dead on the walls) I went 2 times to the reception to complain about the noise but they gave me wrong information and said it was going to stop, which didn't. They were always friendly & tried to help at the reception. But it's not the staff its fault but the direction who let organize seminars & group meetings in the centre of the resort.
