Truly awful
The problem with this B&B is that many people, including the person from the Philippeans who submitted the last review, are mislead by the ratings and "excellent" reports on Trip Advisor. There is no way that anyone who has stayed in good quality hotels or guest houses could possibly say that this establishment is anything other than terrible.The previous reviewer thinks that Trip Advisor has made a mistake in the rating which is of course based upon reviews of past "guests"I have been in the travel industry for over 30 years and travel extensively on business and for pleasure. In the past six months I have stayed in mid priced hotels and guest houses in Venice, Rome, Berlin, Florence, Pisa, Lanzarote, Tenerife, Menorca and Majorca. I didn't feel the need to write reviews on the accomodation in any of these places for the simple reason that we got what we expected.We booked the Bay House in Bowness because our first and second choice places were full. Based upon the fairly good ratings for Bay Houseon the trip advisor pages we made our reservation. I know now that I should have read the reviews more thouroughly. Most of the good reviews seem to be from people with little or no experience in travel. Many reviewers have only made one report ever (on this B&B) leading to suspicions that the review was either made by, or solicited by the owners.We found the place to smell very, very strongly of smoke. The carpets were dirty and had not been vacumed for a long time, there were hairs on the floor and in the shower. The shower was dirty with grime between the tiles. There were spiders webs and a great deal of dust in the bedrooms. The bedroom furniture was like something from a charity shop and the wardrobe had a mixture of hangers which could easily be replaced for about ¿¿2 for a pack of ten.The breakfast was awful with only the cheapest produce served. I saw a guest taking a photograph of his breakfast which I doubt was to be published in any culinery magazine!The owners can obviously not be held responsable for running a 3rd rate B&B if that's all they can afford to do, but the price should reflect the fact that it is only third rate. Readers of "Trip Advisor" reviews should be very careful about reserving rooms on the strength of the highly suspicious "excellent" reports.We would NOT recommend this place.

Worst accomodation I've had
The name of this place was provided by the tour operator I was coordinating with and I was asked to check if the place is fine with us based on the link he provided. I relied solely on the rating that this hotel has on Tripadvisor as I have not been disappointed with my choices based on Tripadvisor reviews, unfortunately, as they say, there is always a first time and this is it! There are 7 of us who stayed in this place and we were terribly disappointed on how dirty this place is. The carpet looks like it has not been vacuumed in months. When I entered my room, there were used towels inside the closet and hanging by the handle of the closet door. This is where we had the least interaction with whoever is in charge of the place. We could not find any one to ask assistance from on how to operate the showers and 2 of the water closets in the rooms assigned to us, as our combined minds and collective experience staying in hotels does not suffice to enable us to decipher how they are supposed to work properly. There was wifi in the place but we were not told about it. We later saw what seemed like a password (as it is not even indicated that that was their wifi's password) handwritten on a notepad among the coffee, creamer, etc. on one of the tiny tables near the staircase. The lady who was told that we were leaving 8am and who was supposed to serve breakfast at 9am was not at all pleased to know that and reluctantly agreed to serve breakfast early but it would then be only toast and cereals. We had to ask if she can fry us at least some eggs!All in all, not a nice experience for each of the 7 of us! It leaves us wondering whether there is an error in the Tripadvisor rating that is indicated for this place.

Spring Break
We have just returned from this bed and breakfast and we found the hosts very friendly and pleasant, they couldn't do enough for us. The food was excellent and certainly plenty on our plates. We stayed in room 3 and it was well maintained, just like home from home. We would recommend this bed and breakfast to anyone. We will certainly book there again in the future.

Family Spring Break
We stayed for three nights and had a lovely time. Sandra was there to meet us when we arrived. Rooms were on top floor but very clean and nice views. Breakfast was very filling with full english and as much toast and tea or coffee as you wanted. Radiators were very hot, just as well because the weather was cold. Would stay again when back up that way.

Lovely Stay
We stayed here for our 3rd wedding anniversary. Sandra was very welcoming on arrival. Rooms were lovely. Ideal location. Lovely breakfast on the morning. A little dissapointed with the view of the lake as like previous comments it's more a view of the yacht club rather than the lake. Would defiantely stay again
