Better than most hotels
A fantastic guest house in every way. Gareth is a superb host, friendly, reliable and nothing is too much trouble.The rooms are individually decorated, comfortable and with attention paid to little details, it makes you feel welcome, considered and comfortable from the moment you walk in the door.Breakfast is hearty and made fresh to order with a fine supply of pastries and fresh home-made bread on hand.Edinburgh is a walking city and it's around 15-20 minutes walk to the main tourist area so ideally located for all your needs.There is no need to consider a hotel in Edinburgh when you have Fraoch House. I can't wait to go back again!

Very very nice
From the welcome tea on arrival to the caramel shortcake squares laid out at night. we thoroughly enjoyed the Fraoch ("heather") experience! The host Gareth was friendly and helpful, the room was spacious and just WOW, the en suite was amazing, and the loaf of bread at breakfast is homemade. They also have one of the largest DVD collection of all the B&Bs I have been at. Also, it might be an odd over-the-top thing to note, but the cooked breakfast was really full of flavour, with the best tasting mushrooms and sausages I have had at any B&B! There was also smoked salmon and creamed cheese on bagel on the menu.The bus-stop is right in front of the house, and the No.11 bus takes you straight to the main Princes Street which is not too far away. The first day, we walked to town and back.We will certainly be staying at Fraoch next time we are in Edinburgh.

Warm and welcoming
Stayed for three nights with friends, visiting Edinburgh. Chose this B and B as it was located just outside the city but within walking distance. What a great choice it was! The owner Gareth was welcoming and as it was raining and cold when we arrived he immediately put the kettle on and we had tea and shortbread biscuits in the dining room while he told us about the local area, where to eat etc. A lovely way to start a holiday! The rooms we were allocated were clean, modern and very well equipped. The dining room was bright and airy with a great choice of food for breakfast, and such alot of it too! From the moment we arrived we were made to feel at home. Only one small niggle.............................please more hooks or a towel rail in the en suite! No where to put clothes while having a shower and then no where to hang up and dry the wet towels!!Excellent value for money and we will certainly be back.

weekend at Fraoch House
I cannot praise Fraoch House highly enough, everything was perfect for our weekend stay. The staff were so friendly & helpful, our room was perfect (room 6), the location was great, with a bus stopping right outside the door with a regular service. The breakfast was the best I have ever had, with the usual fresh fruit and cereal to extras such as home baked bread and crumpets, if you didnt fancy a big cooked fry up (it wasnt greasy or heavy at all & probably wasnt fried at all) there was a choice (which is rare I think). On the saturday morning I had smoked scottish salmon with cream cheese on a bagel which was absolutely delicious. It was also great value for money. I would certainly have no hesitation in recommending this place.

Great place to stay in Edinburgh
My husband and I, together with his mum and partner spent three days here and had a great time. The guest house is located just about a mile from Princes Street and the main shopping area in Edinburgh. There are plenty of local buses if you don't fancy the walk, which run every few minutes through the day. The property is modern and clean and our room had everything we needed. We stayed in room 9 which had french doors opening onto the garden. The bed was very comfy and the only down side was that the room was very warm and the duvet was very thick. The heating seemed to stay on all night - may suit some people but unfortunately not me. The room was lovely and quiet and the staff were there if we needed them but did not get in our way at all.The breakfast was tasty and the staff even went out of their way to provide an extra early breakfast on the day my husband was running the Edinburgh Rock and Roll Half Marathon. It was quite evident that only quality food was used to prepare the breakfast.
