Amazing location!
i recently took my boyfriend here for his birthday and the hotel is in an amazing location!it is literally 5 minutes if that from waverly station and not even 1 minutes away from the royal mile. i honestly cant explain how good of a location this hotel is,our room was a junior suite and it was beautiful there was a little kitchen area which was brilliant and modern we didnt really use anything though as we went out for meals normally. the only thing wrong with this room which did quite ruin the room was that the window frame was broken and with the wind the window was rattling all night which didnt help us when we wanted to sleep.

Perfectly located in the heart of the city
Fraser Suites is a hidden hotel located conveniently by the Royal Mile. The hotel is very clean and the rooms are nice if small. The mini fridge, oven, plates and silverware were very welcome. The bed was very comfortable too. The front desk was helpful if a bit uninformed about the daily events which occurred on the Royal Mile. For example, we wanted to go to the holyrood palace and asked when it would open. They didn't know the opening times. They also didn't realize the queen was in resident so it would be closed due to a big homecoming parade with medals to be presented. Since the roads were closed for this large event, I would have thought a hotel would be up to date on this kind of thing. Still they were very nice and helpful about other information.The breakfast was a sever disappointment. When we paid for the included breakfast, it was supposed to be a full one with hot food. However, by the time we traveled there, effective April 2, they stopped serving a full breakfast. While we were there, the breakfast ran out of cheese spread for 3 days. There is a coffee machine that is available 24/7 in the lobby which was very nice. The hotel toiletry provided was also very nice.

Great hotel, but they need to update breakfast info on their website
I stayed in this hotel for one night at the weekend (April 28/29) and it was lovely. It's very central to everything and the building is peacefully quiet inside.The room was lovely with a very comfortable bed. The small kitchenette was extremely well-equipped and the bathroom was clean and lovely.My only gripe is that when I booked the room via their website, I was asked if I wanted to include the full Scottish breakfast at an extra cost of ¿¿9 each. This I was happy to do, but found out at breakfast that this has been discontinued and the only option for breakfast was the extremely limited continental buffet.However, don't let this put you off. Just be aware that their website is not up to date.

A great central Edinburgh location
Having recently stayed here on business I was impressed with what the Fraser Suites had to offer. The rooms were very spacious, with good size beds. The staff were very helpful and friendly with nothing seeming too much for them. It is in a great location to explore the sites of Edinburgh. The only things that let it down was the lack of a bath which would have been great after a long tiring day and the continental breakfast. The choice for breakfast was limited, however when we queried this they did offer a refund and recommend an alternative breakfast stop. (We did not take them up as we were pushed for time due to scheduled meetings)Overall very impressed an may return with my wife for a city break at a later date!

Perfect
Great service, perfect location, nice design, yummy breakfast! Within 3 min reach to almost every attraction and destination in Edinbra, the Hotel could be easily classified as one of the best in town! Add to the welcoming and helpful staff, and the rich continental breakfast the hotel offers. Room was very well heated and very nicely designed. Highly recommend this hotel!
