Location, location, location!!!!
This hotel is in a great location... Walking distance to most attractions. This is the selling point!!!! The hotel itself is a little tired and could do with a revamp. But it is what it is.... Very charming all in all. The rooms were clean and comfortable. The lift wasn't working on our arrival, but the receptionist offered to take our bags up for us. We found the staff were friendly and polite when we spoke to them . Our room was quite warm when we arrived but we opened a window which wasn't an issue. The was a fan and also fan heater available, which we didn't have to use. The breakfast was very good, the buffet style breakfast was ideal for everyone. Lots of choice from a traditional breakfast, cereals, fruit, yogurts and pastries... All for yon to help yourself at your own leisure.

This hotel is absolutely adorable and in an amazing location! While yes my room was quite dated, it was a lot like visiting an older family member's home and quite comfortable. My room was quite as well which was great as I am a really light sleeper. You can walk from the hotel to the Roman baths in under 10 minutes too which is a real selling feature, and the staff were more than helpful. I would go again in a heartbeat!

Faulty Towers upon Avon
Lovely room, but radiators cold so had to borrow a fan heater which had to be kept on all day.If you want newspapers, its quicker to go across the road and buy them from the corner store.Lovely car park across the road from the hotel, but you need a second mortgage to pay for it.Super bathroom with bath and separate shower cubicle, but had to ask for towels and only got hot water in the mornings.Lovely smiley staff but not quite enough of them, especially at breakfast (so we didn't venture in there for dinner). And best of all, no ground floor rooms and a lift that is permanently out of action - be warned - it's not for the faint hearted or the arthritic.Saving grace - location, location, location - you can walk to many of the sites of interest and the river. It could so easily be a great place, but really needs a make over in all respects.

Needs a good shake up!
Really this could easily be a good hotel. Excellent location near the main attractions in the city centre, walking distance from Bath Spa train station and the park and ride buses. It is full of character and there were a lot of good points. Large room, clean comfortable beds, very well cooked breakfast, plenty of hot water and a very nice cream tea. But ! Either the owner or the Manager or both have very little interest in what goes on. The staff were with one or two notable exceptions completely apathetic and untrained. On arrival we were told our room was on the top floor (four flights of stairs up) and the lift was not working all in a quite matter of fact way. No apology or concern although to be fair the receptionist did ask whether we needed help with our luggage. The lift was still "out of order" the next day and no sign of any engineer putting things right. On checking out there was no "I hope you've enjoyed your stay and will come again". At breakfast we were asked what we wanted before being shown to a table and given a menu. No explanation of how to get cereals, coffee etc. and a problem in explaining that my wife did not want a sausage with her breakfast. Quite a language problem there I think. The decor was tired and the fixtures and fittings have seen better days but with the right attitude this would not matter too much and if I were the manager for a few weeks things would certainly improve.

Great for a night or two in central Bath
The hotel is tired, the rooms need decorating but the location is perfect for a short stay in central Bath, on this occasion for the rugby. There is also a 24 hour car park just opposite for ¿¿12.50 a day which is a snip in central Bath. The room was warm even on a sunny April day so I wouldn't want to try it in the height of summer and I wouldn't want to spend a week here. However, the price, for central Bath with its limited choice, was reasonable. Staff were friendly.
