A good value b&b in a great location
Dean greeted us on arrival and helped carry the bags up to the room which he upgraded for free as a seafront room was available. A nice touch which got us on side immediately. The room wasnt huge but this is a b&b and we didn't expect a suite! Amazing view from the big picture window. We got parked no problem and the free permit was another bonus. We had a good laugh about the smallest flat screen tv we'd ever seen but it served its purpose. Only two complaints. Poor quality sausages but for the price its to be expected. I would've paid extra for the option of a good quality banger! And the WiFi didn't work. Bit of a pain as we needed to book our next destinations accommodation but not the end of the world. Overall good value and would stay again.

Not Much Rest
I thought that I¿¿¿d give this a try as the location was good. However, parking is limited in the immediate vicinity and although I was kindly provided with a parking permit, I expect that finding a parking space in the summer months could be difficult.A more friendly welcome by the host would have given a better initial impression. It felt like I was imposing on them rather than being a paying guest.The entrance lobby and hallway are fairly bland and uninviting, although this leads to the reasonable dining room where breakfast is served.My room was on the second floor, and had an excellent sea view. That was its best feature. It was very compact with a random collection of very basic furniture.The toilet functioned with a noisy macerator, and the plumbing left a lot to be desired with plastic pipes taken up the wall in an untidy manner. The shower also discharged through the macerator and made noises just like the sea rolling into the beach. The wash basin wasn¿¿¿t in the en-suite but was in a separate corner of the bedroom, and the drain gurgled through the evening. Furthermore, it didn¿¿¿t drain away very quickly and then there was a back wash from the waste which discharged debris from the trap into the basin. Neither the dribbling shower nor the wash hand basin produced hot water, only warm water came through eventually.The window is single glazed and so the traffic noise and people walking along the Esplanade could be clearly heard. The partition walls between bedrooms allow noise and you can clearly hear talking of other guests. I really don¿¿¿t know what the people above my room were doing but it sounded like they kept moving the furniture around and dropping things onto the floor causing loud noises, and this went on until about 11pm. This commenced again at 6.25am with further noise, loud talking and moving of furniture!The floor undulated with misplaced floorboards causing dips in the bedroom floor.The room could have done with better cleaning as there was a layer of dust on the wardrobe. Furthermore there was a large cobweb above the TV, which was perched on top of the wardrobe with power and aerial cables trailing across the wall and supported by a picture on the wall. I couldn¿¿¿t tune into anything other than BBC1, although I wasn¿¿¿t too bothered as the sound and picture were completely out of sync and needed retuning. Decorations were fair and needed renewing, and why the ornament on the quarter shelf over the bed?!!Tea and coffee making facilities were adequate, and the emergency toothbrush and toothpaste were a nice touch. The bed was clean and comfortable. Good Wi-Fi.However, a saving grace was the breakfast which was well presented and generally of reasonable quality, although the sausages were a little basic. Until the breakfast I was going to score this as a 2, but on balance the breakfast was to a good standard. Maybe I just had a poor room.Generally, not a good experience. A drab place, noisy, not entirely friendly, poor DIY type plumbing and not particularly encouraging wiring. I understand that the current owners took over a year ago, and I assume that they are gradually refurbishing the place. There are much better b&bs in Weymouth and this type of poor quality place really lets the town down.

Would not stay here again
Our room was cold no heating, was offer a small heater ,we stay in room 1 the net curtain was to short for the window. The curtains were hanging off the rail we look out on to a wall. A small hole in the ceilling and crack,the shower room had cobwebs on the ceilling and mould this should be cleaned!! I has a shower and the water run cold. The quilt cover was missing buttons so quilt hang out of the bottom. TV very high up on the wall and very small, this B&B could do with a full update and need cleaning. Breakfast ok had to ask for more toast and butter,no veg option for breakfast!!

Excellent
Just got back from a 3 night stay with my son. We travelled down by train and the hotel / B&B is literally a 5 min walk up the road. Upon arrival, we were greeted by the owner Dean who carried our bags up to our room, we had a twin room with sea view, and what a fantastic view it was. The balcony is accessed by crawling under a huge sash window, and has artifical grass, all clean and tidy.The first thing i noticed was how clean and bright everything is, bright white bed clothes, white linen table cloth on the little table in our room, you can see its all nice good quality, i have stayed in previous places and have had washed out faded bedding and pvc table cloths, there is no sign of anything like that here. There are plenty of supplies in the room which are topped up daily. Towels, soap, shower gel and even a small toothbrush and paste are provided which was a lovely touch. The beds were so comfortable, much better than back home, i even took note of the brand of the mattress so may invest in one ! The dining room is very spacious, your not sitting on top of other guests whilst eating, and there is a lovely sea view. Again, the tables have the clean white cloths and have plenty of supplies on each, the cooked breakfast has to be up there with the best, cooked to perfection, and the large table is laid out beautifully with a large selection of cereals, fruits and juices. There is nothing negative i can think of. Beautiful place in a beautiful location ! We will definately book to come again. Thank you Dean and Maya.

With the benefit of renovation...
Choosing a new hotel can be daunting. We do not want to spoil our weekend break by staying in a rubbish hotel.Myself, my wife and our two children stayed in room 3, a large room for a family of four for one night (6 to 7 of April 2013) and one thing needs to be said immediately. The mattresses are awful, very uncomfortable and felt as if they were full of beach pebbles.I read some of the reviews here but we had the benefit of the improvements already made when we took the room so we do not have the complaints of most people. The room was good, warm, very clean, impeccable linen, new quality towels. The shower NOT MOULDY as some people said but was modernized, clean. The owners, Dean & Maya, explain that they have not been there long.Breakfast, full english breakfast, cooked by Mrs. Maya Rogers, was superb. Overall, it is a good hotel.Location, fantastic, right at the seafront within 10 paces from the sandy beach.Do not hesitate. You will be well served if you choose to stay there.Very cleanlinessThe owners are very polite and bend over backwards to make your stay a pleasant one.5 well deserved stars.By the way, there is no fitness centre in the hotel. I ticked it below by accident
