Disappointing
This IS the worst B&B I have stayed in. The hallway/reception is not welcoming at all. The decor is awful, the beds uncomfortable, and not helped by the sheets not fitting properly leaving the waterproof mattress to sleep on. The furniture is dated. The towels didnt match and were past their sell by date! . I asked for a recommendation to a restaurant and was directed to a'high street' 5 mins walk away but it had little to offer. However, the breakfast was very nice and the staff friendly.

Nightmare
This is the worst B&B I have ever stayed in. The entrance and reception area was dingy and smelt of cat pee! Our room was dirty and the bed had no mattress protectors on so my wife and I spent a very restless night wondering what lay beneath us. We did not shower in the en suite as the shower head looked as though it was alive and the bathroom was also infested with small flies. The area around this "hotel" was very intimidating with few eating places nearby. The breakfast in the morning was passable but this was the only redeeming factor for this horrible place. The best bit of our stay was closing the front door behind us! Please, please, please do not book this dreadful place.

Better than it looks from the outside
My husband and I stayed for two nights. To be honest, my heart sank when we first arrived as it looks quite shabby from the outside. There are only 5/6 car parking spaces, so it is first come first served, as there are far more rooms. Inside the decor is dated, but the welcome at the shabby reception was warm, friendly and efficient. Our room was right at the top, in the converted attic, so not recommended for those with mobility problems. However, the room was spotless, tea/coffee making facilities were available as was a tv. The on suite bathroom was obviously new and was also spotless. My only issues with the room were that the double bed was partially under the window, so the headboard was only a half headboard.The window was a bit draughty, so we had to have the curtains closed. The shower, whilst new is not a power shower and I am lucky that I have very short hair because I would not like to wash long hair in it. That said there was plenty of very hot water. The floor of the bedroom was VERY creaky, so I apologize to the people in the room below us as walking around in our room must have disturbed them. Breakfast was fine, consisting of a choice of two fruit juices, 3 types of cereal and the standard cooked english, to order. You could help yourself to tea/coffee and toast. There was also a small selection of mini muffins. All three of the staff we met were friendly and helpful.For the money, it was fine.

Better than I expected
I booked this hotel as a last resort because it had terrible reviews and everywhere else was booked .On arrival I felt slightly worried as the front door with it's broken letter box etc is fairly offputting. But once inside I could see piles of clean laundry in an adjacent room, which made me feel better..Maybe it depends which room you get but my ensuite single room was at the back of the building and was quiet and clean .. There was quite a strong scent (of maybe too much fabric conditioner?) from the bedding, but I'd far rather that than stay somewhere dirty.The cooked bit of the breakfast was quite small and insipid,but add to this the cereal, fruit etc.available ..and for me it was OK .I paid ¿¿35 B&B and have paid far more than this for far worse hotels in the past. So at that price I will be staying there again

JUST ABYSMAL
This is my first bad review... I just have to do this to stop anyone else booking this dreadful hole of a place. Booked this the night before I needed to stay, via booking.com what a mistake, everywhere else full due to Freshers week, and probably a few cruises going. This is in a bad area/bedsit land of Southampton, hindsight is a wonderful thing. I did not know this when I booked it.Pulled up outside and it looked like the place was shut. I first thought it had closed down and still taken my money, no sign of life, dirty tatty door. First impressions were worrying. When the door was answered I was greeted by the smell of damp and must. I booked the family room as this was the only one remaining. It was dingy, depressing, dated, damp.... The bathroom was ancient. The bed was absolutely rock solid and the mattress felt very wiry and tired. A previous reviewer had me howling reading "The bed looked like it had come from a skip" That is totally bang on. You could hear absolutely everything going on outside the door as well. Overlooked from outside by a house very close, Really creepy, horrible atmosphere to the place. Like somewhere you get taken after being kidnapped.I had checked Tripadvisor right after I booked it, and I was fully prepared for the horrors to come, and I was fully prepared to sleep in my clothes, even a bin bag but I just could not stay here. The guy who checked me in was pleasant but seriously guys you CANNOT take money off people to stay here, it is just morally wrong. It reminded of the worse type of staff accommodation I have stayed in whilst working in big hotels.I did not end up staying, I managed one hour in the room and most of that was spent trying to find alternative accommodation. I have never, ever not stayed somewhere, I am truly shocked that I've managed to find somewhere that I had to do a runner. I know people on here sometimes exaggerate and are sometimes petty, I work in hotels and I read this website nearly every day, but everything negative people have said about this place it true. The good ones can only be from friends of the owners, its either that or rats can suddenly use the internet and write reviews. A V O I D
