Shabby and Outdated
Had booked to stay here for the last few nights in Sydney expecting a quality boutique hotel. Room was tiny which was fine but decor was tired and a bit tacky. Bathroom needed a major overhaul with missing tiles, dirt, grime and the rain shower left little to be desired'. Dissapointing as the place gets a spot in the Sydney wallpaper guide.... This should probably be reviewed. And to add the hostel I had previously stayed in at the rocks for $40 a night trumped this. Won't be recommending.

Great little hotel with character
We were a bit hesitant about booking initially for our weekend getaway given some of the other negative reviews, but decided to book an executive room and were pleasantly surprised when we arrived. The service at the front desk was quick and hassle free, reception was also most helpful in setting up some parking for us prior to our arrival (even though we'd left it a bit late to organise this). The room was spacious with the best king bed we've even slept on in a hotel so far! The bathroom was clean and tidy as was the room itself, the decor was also well chosen creating a luxurious feel to the room and the large desk and luggage stand were handy. We were also impressed to have a modern flat screen tv with a normal operation, rather than one of those clunky remote systems that you sometimes find at other hotels. Overall we had a very relaxing nights sleep and only had to walk one street over the next morning to find more than a dozen great little cafe's to choose from for Breakfast - would recommend Tigerbakers for anyone that's looking for an awesome Eggs Benedict! We will be staying here again for sure.

Shabby. Dingy. Dirty. 'Luxury Boutique' it is not.
1. Reservations not in orderWe made a booking for two people, but they arranged for a room meant for one that was way too small with a super single bed. We asked to change to a larger room and had to pay an additional A$20 per night. 2. Room defects, design issues (See photos)The 'rain' shower was more of a drizzle. The tiny window faced a white brick wall. We couldn't close the curtains because that meant it had to go around the desk - a very queer design. Thick layer of dust on the minibar (gross!). There was a crack in the window that wasn't fixed. The hotel uses centralised aircon/heating.. there was a night that was particularly warm and there wasn't anything we could do.3. ServiceThe girls working at the hotel are fantastic. They are the only good thing about the hotel. They checked us in, carried our luggage two flights of stairs, book our taxis, give us directions, take our food order, delivered our food and bath towels. We were very impressed with their service and cheerful disposition.4. Facilities & AmenitiesNo swimming pool or gym but they have an arrangement with a fitness club so the gym there is free. However, the fitness club is a few blocks away. Bath amenities are from Romy and they are made from mostly natural ingredients - with the scent of Eucalyptus and Lemongrass. 5. InternetWhist I appreciate that it is free, the internet is slow. I had to work during my stay and it was impossible. The connection is constantly dropping in and out. I would gladly pay for a good internet service. I bought a Vodafone prepaid simcard for my iPad mini and set it to personal hotspot and linked my Macbook on that network and it was faster than the connection in the room. See photo.6. LocationPretty good. Walking distance to Kings Cross and Oxford Street. 7. RestaurantFu Man Chu is a pretty good restaurant. We wanted to order the food and have them deliver to our room but was told it would take 40 minutes. So we came down to pick the food up ourselves, which is not a big deal. However, we couldn't sign the bill to our room and thought that that was strange since we have been ordering room service.The hotel claims to be 'luxury boutique'. I would classify this as more of a budget / motel standard. Very basic and shabby. Dull green carpets, grey walls and badly tailored brown curtains does not scream 'Award-winning' or 'Luxury'. A baroque mirror 'Parisian Chic' maketh not! Decor may be subjective - but cleanliness is not! Layers of dust is simply not acceptable.We paid A$145 for weekdays, A$165 for Friday and A$185 PLUS an additional A$20 PER NIGHT for a room big enough for 2. Simply not worth it considering we could stay at the amazing HILTON SYDNEY on a weekend for an additional A$39.See my photos and be the judge.

Yuck
I'm actually halfway through my week-long stay and it has just been a really "meh" experience. I made a reservation for 2 adults, not knowing how big the rooms were. When I got here, they dumped the both of us in a room so small, we barely had any place to put our suitcases.Furthermore, the bed was a double. In order to sleep, we'd be pressed shoulder to shoulder, unable to move an inch or we'd fall off. In the end, we decided to "upgrade" to a larger room at an additional A$20 a night.The windows look directly into a white brick wall, with specific instructions not to open them due to health and safety reasons. Health and safety? Whatever could that mean? We found out within minutes as rats started squeaking in the alley down below.The rain shower was a joke. It's not a rain shower if the showerhead is the size of a tea saucer and dribbles water down on you. Additionally, there was a thick layer of dust on the mini-fridge. Goodness knows what else lurks in the ugly carpets.I get what they're trying to do with the decor, but it looks cheap. The carpets don't match the curtains and I've seen happier colours on hospital walls. The quality of furnishings and all the little details just feel like costs were cut in the wrong places.The wireless internet connection - and I really appreciate it being free - is ridiculous. I reside in China and even they have a better connection than this. There is one network that's a dud and we simply can't connect to the internet with it. Then the others have such weak signals, they sometimes can't even be found by our mobile devices. And even when we did connect, it'd be as slow as a 14.4k dial-up. Since I'm here for work, I found this to be extremely infuriating.While this is not a place I'd be in a hurry to come back to nor recommend to anyone, I must say that service is excellent. The front desk staff appear to have to do everything from checking us in, help carry our bags into the room, deliver room service and even bring us spare towels. All that with megawatt smiles and friendly attitudes. They are the only redeeming quality about this hotel and a great one at that.I was told that this is a "luxury budget" hotel. What the heck is that? It doesn't make any sense at all. I suppose one can make a budget hotel look luxurious - if done well - but this is a mix that has more potential to look "luxury wannabe" than anything else.Overall a big fat fail.

Lower your expectations
My room was small (which was fine as I was alone) but I would not recommend for a couple, definitely not for more than one night. The acoustics between rooms are incredibly poor as I could hear everything from the room above and adjoining rooms. There was also continual banging which could have been the water pipes turning on and off. My tv didn't turn on so the poor girl from reception had to come into my room when I was in pajamas and have a look. My phone was disconnected so I had to call reception from my mobile. The hot water was tepid so I showered without turning on the cold tap at all. The windows are unopenable and the shower needs a serious scrub. The bed was comfortable but there is just way too much noise/vibration for a good night sleep. For $150 a night on Wotif this room is very affordable, but rather than a bargain hotel the kirkton is more like an expensive backpackers.
