I would ignore the older reviews, this place has a new owner and the manager is one of the most courteous hoteliers I've ever met. Outside of the room...

Surprisingly excellent
I would ignore the older reviews, this place has a new owner and the manager is one of the most courteous hoteliers I've ever met. Outside of the room, this place is pretty grim. As for the room itself, I was informed that I got a renovated room (at the time of this review, not all rooms have been renovated) and I was impressed. Fresh paint, Full sized beds, free fast wifi, fridge, iron and board in the closet, and best of all an HDTV TV with hundreds of channels from DirecTV. The mirror in the bathroom was missing. Free breakfast featuring waffles and oatmeal amongst the usual stuff. There's a pretty good Filipino BBQ restaurant next door and locally owned convenience shops across the street.If you stay here, utilize the #10 bus. It runs every 20 minutes or so downtown. The closest metro rail station is Civic Center/Grand Park, get off at 1st Street. The bus also runs to West Hollywood in the other direction, if you're into that sort of thing.Good location, good breakfast, great rooms and caring. Neighbourhood is a bit intimidating at night but almost all of downtown LA is. Recommended!

Refurbished motel close to downtown
This was my first time here so I can't say what it used to be like but now it's a perfectly good, basic motel within easy walking distance of downtown (including Chinatown, little Tokyo, the Fashion District etc) There are also bus stops outside.My room had been recently refurbished and everything was clean and good quality. There's a coffee machine and fridge and there's a microwave in the breakfast room which you can use.Breakfast is cereal, toast, waffles and fresh fruit and it's adequate to get you started.The area around the hotel isn't beautiful but it's not at all dangerous (and apparently Echo Park is one of the up and coming parts of Los Angeles)Next to the motel is a bar/restaurant called The Park's Finest which serves a good range of beers and barbecue type meats - the portions are huge!Across the road there's a bakery which is pretty good (I had a very nice banana muffin for just $1). There's also a greengrocer next to this if you want some fresh fruit.

Surprised!
Some friends and I booked this hotel for a music festival this past weekend. We were skeptical because of the previous reviews, but we were also on a tight budget. When we entered the room, we were actually shocked at how clean it was! We came to find out that the hotel recently received a new owner who is putting a lot of work into the hotel to make up for the previous owner's treatment of it. All of the workers, especially the owner, were friendly and welcoming! We were definitely happy with our stay.

nothing fancy but servicable
the hotel isn't a lot to look at but it is right by downtown, just a short walk away from downtown actually. The area that it is in is rather shabby and a bit rundown but the room was nice and clean and the front desk was helpful. the free breakfast wasn't fancy, but it was decent and we did not walk away hungry. The price is decent but the area is really not the best. we didn't go out after it got dark.

Stay away!
My friend and I stayed there last week. The hotel is fairly close to Hollywood, which is why we choose the location. Upon arrival we were informed that her credit card was already charged, so we had no choice but to stay. The parking lot was empty which was suspicious from the start. When we got up to our room we found that one of the two entrances were open, the windows were open (with no screens), and the room was about 100 degrees. The only way to describe the room would be crack head chic...we did stay since the room was charged, but we felt neither safe, nor comfortable. I wouldn't recommend this hotel/motel/sh*thole to my worst enemy.this is clearly a rent by the hour type of establishment. Pay $20 more and stay somewhere else...we should've!
