First impressions are everything
Overpriced and no facilities open. Skeleton staff and a front desk guy that management really need to send to a Dale Carnegie course "How to win friends and Influence People". It seemed that my arrival was a very inconvenient time to interupt his navel gazing. The alarm clock not working, theTV was hanging off its bracket. Did not feel welcome. Check out was just as unpleasant. I was there for a night on business. Next time I will gladly pay more to stay a professional hotel up the road that is happy for my business and will make me feel welcome.It was pathetic!

Adequate rooms, poor facilities
The rooms were adequate & clean. There was no mini bar, but tea & coffee facilities however house keeping did not replenish UHT milk or clean our coffee plunger. Light bulbs weren't replaced and beds weren't made properly.No room service from Thurs 9pm to Sunday 6pm and the "restaurant" was more like a self service canteen. Staff were unfriendly, not ride, just not pleasant and grumpy. It had a strange atmosphere. I do not recomend it.

Nice hotel
The rooms in the hotel are an adequate size, but certainly not large. The beds are comfortable and the bathroom is nice, but again small. The room is equiped with a fridge, but no mini-bar. Tea, coffee and milk are provided (for coffee you get a cafetiere and ground coffee as well as instant).The staff were friendly and helpful. There is no room service on a Friday or Saturday evening and only a limited service on Sunday. There is a hotel up the road that serves food, but only until 9.30 or 9pm on a Sunday. There are shops, takeaways and restaurants 10 minutes walk away.The hotel is 10 minutes walk to the railway station, which is then about 20 minutes into Sydney by train. We found the price of train tickets to be quite expensive, but we found Australia generally to be expensive because of the poor exchange rate with the pound.

Nothing Special
I spent a week here because I was attending a conference on the ground floor. Very very ordinary hotel. I have stayed at better roadside motels. It is situated an the very busy Pacific Hwy. Taxis are reluctant to stop there because it is difficult to turn in (the receptionist even told me this). The restaurant isnt open every night so finding a meal meant walking down the road to choose from KFC or 7Eleven. No balconies in any rooms, so if you are a smoker be prepared to catch the slow elevator to go outside for a smoke. WIFI was patchy at best. TV reception was fuzzy - didnt even have all of the free to air digital stations. Foxtel was apparently available but non existent. Reception staff spend their days looking down at their computer screens. Rooms are tiny. Tiny. Not the most homely or comfortable place to spend a week away.

Never again
What an extreme disappointment and they should be ashamed to place the name 'Royal' to the heading. The room was basic and the windows rattled with wind keeping us awake all night. The bed was lumpy and the pillows provided were not fit to sleep on. We spent two evening there and the we felt totally un-rested at the end of our weekend break. The hotel staff were totally disinterested and provided little or no support, and appeared to be more interested in watching something on their computer. The cleanliness of the entire building has a lot to be desired. The carpets are filthy, the bathrooms are not clean and the overall presentation is dated. Situated on the busy Pacific Highway it is close to shopping centres and is a healthy walk to nearby train stations and shopping centres.
